From thousands of officer reports to a single risk read.

Every planning refusal in the UK is explained in a public officer's report. We collect them, structure them, and turn them into the answer to one question: what is this borough refusing, for this kind of application, right now?

We collect refusal data from each LPA

We monitor decisions published by each Local Planning Authority. For each refusal, we extract the application type, the officer's named reasons, and the policy basis cited.

We structure decisions into patterns

Across hundreds of refusals, we identify repeating reasons: daylight failures, conservation area mis-steps, plot ratio issues, missing reports. These become the proprietary pattern library.

You enter a site address

We resolve the address to the exact LPA and pull the refusal patterns active in that borough for your application type.

AI synthesises a risk read

Our model reasons over the matched patterns, the application context, and the borough notes, producing a risk score, red flags, and concrete recommendations.

You brief your architect with eyes open

The report shows you what to avoid before a single drawing is commissioned. Ask your architect to design around the known refusal triggers, not into them.
